Home Project Readiness Checklist

Use this before requesting estimates or hiring a home-service professional.

1. Define the problem

What is happening? When did it start? Is it getting worse?

What outcome do you want?

2. Capture useful details

  • Take photos or video of the problem.
  • Write down model numbers, approximate age, dimensions, or materials if relevant.
  • Note whether utilities must be shut off or whether there is active water, smoke, sparking, structural movement, or another safety issue.
  • List prior repairs or known history.

3. Questions to ask a contractor

  • Are you insured and appropriately registered/licensed for this work?
  • What exactly is included and excluded from the estimate?
  • Who obtains permits if required?
  • What materials and brands are included?
  • What is the estimated start date and completion time?
  • What warranty applies to labor and materials?
  • What is the payment schedule?
  • How are change orders handled?

4. Compare estimates on more than price

  • Scope of work
  • Materials and specifications
  • Labor included
  • Permit/disposal fees
  • Timeline
  • Warranty
  • Payment terms
  • Insurance / registration status

5. Red flags

  • Pressure to decide immediately
  • Large unexplained upfront payment
  • Cash-only demands
  • No written scope or contract
  • Refusal to provide insurance/registration information
  • Price far below other estimates without a clear explanation
