When shopping for a new home, homebuyers tend to look for space, and lots of it. According to a May 2010 survey by ZipRealty, a garage or parking space is the most sought-after home feature, followed by a master suite, ample storage space, walk-in closets and a guest bedroom. A home located on a quiet cul-de-sac is more likely to appeal to families, while a location on a busy street may be a turnoff. Other buyer turnoffs are structural damage, bad odors, and an awkward floor plan.

 THE HOMEBUYER TAX CREDIT

It's hard to believe the tax credit has expired! What a help it has been to help get more people into their own homes. You've gone under contract or may have already closed on your new home. But do you really know exactly how to get your tax credit -- in plain terms?

Basically, here is how the tax credit works...

1. Qualification -- To qualify:
> First-time homebuyers: you cannot have owned a home in the last 3 years.
> Repeat homebuyers: you must have owned a home for 5 out of the last 8 years.
The amount of the credit you receive can be affected by income limits.

2. You need to have gone under contract by April 30, 2010.

3. You need to apply for your mortgage, provide all the appropriate documentation, complete inspections and any other requirements needed to close on the deal - and settle by June 30, 2010 ***Now updated to September 30, 2010***.

4. After closing, you need to apply for your tax credit using form 5405.
> First-time homebuyers: up to $8,000
> Repeat homebuyers: up to $6,500.

One important note is that you don't have to wait until you file your 2010 taxes to get the credit! You can amend your 2009 tax return and obtain your tax credit sooner; using form 1040X.

Another crucial fact to point out is that you may be able to access the tax refund funds at the settlement table. Ask your lender if they participate in this tax credit advance program. Here is a list of participating Lancaster County lenders.

It's important to speak with a financial representative to make sure you meet all the requirements to qualify before you move forward.
